GHA owns and manages 40 units of Public Housing, known as Colony Acres. Colony Acres was developed to
provide affordable units for
seniors 50 years-old or older, and persons with disabilities. When there are no seniors on the wait list,
the housing authority's wait list is then opened to other single persons.
Of the 40 units, 14 units are in a secured building, 12 units of which open into a common hallway.
Twenty-six units are divided into small buildings with 4-7
joining apartments. Two units are mobility free.
This is independent living.
The tenants are responsible for their unit and personal needs. GHA does maintenance, lawn
care and snow removal. Tenants are encouraged to plant and maintain flower gardens.
The Tenant Association plans various social activities throughout the year.
Living at Colony Acres is "small town" living at its best! Within walking distance to the
Post Office, a bank, a grocery store and several churches, one just across the street.
Friendly neighbors, home atmosphere and newly decorated apartments make it a great place to call home!
Rent is based on either 30 percent of the adjusted gross income or a flat rent, whichever is lower.
Flat rents are:
- Small 1 bedroom $200
- Large 1 bedroom $400
- 2 bedrooms $500
When experiencing vacancies, GHA is allowed to house over income individuals.
Qualifications
A couple or individual may qualify for GHA housing based on their income level. Limits are established by the
U.S. Department of Housing and Urban Development and are adjusted on an annual basis. Present income limits
are available from the Gibbon Housing Agency (GHA) office.
Once income requirements are met, GHA accepts as residents those individuals who:
- Will pay their rent on time.
- Live harmoniously with neighbors.
- Take care of the property (both inside and out).
- Take pride in their homes and neighborhood.
Applications and Process
To apply for admission:
Once income requirements are met, GHA accepts as residents those individuals who:
- An application must be filled out and returned to the GHA office.
- Based on the information in the application, an applicant is determined apparent eligible and placed on the Wait List.
- Applicant is interviewed.
- Applicant is verified to be eligible for admission.
- Upon moving to the top of the Wait List, applicant is offered an available unit.
- Applicant accepts unit.
- Participant has a "Move In" inspection.
- Participant has a 30 day "Welcome Visit".
- Recertification and unit inspections are conducted annually.
