Autumn Village features 15 single bedroom non-smoking units developed to provide decent affordable housing while facilitating independent living. Applications may be picked up at the Kearney office Monday – Friday 8:00 am to 5:00 pm.

Apartments Feature:
  • Living room with large windows, and bedroom with window.
  • Carpeting in living room and bedroom.
  • Kitchen with range & refrigerator.
  • Bedroom has a "dressing area" between bedroom & bath.
  • Bathroom with shower.
  • Individual central air conditioning and electrical heat for each unit.
  • All utilities are included in rent.
  • 540 square feet of living space.
  • Walls designed for noise reduction levels between apartments.

The rent for the apartments is based upon the annual adjusted gross income of the resident. There will be some deductions for medical bills. Residents will not have to worry about utility bills, household maintenance, lawn mowing, or snow removal. Also as the laundry and trash facilities are located within the complex, residents are not required to go outside. Each apartment is furnished with mini-blinds, a range and refrigerator. Curtain rods will be installed at the tenant's request. Each apartment has access to community room, giving the residents an opportunity to socialize with each other, and is an extension of their living room for guests.

Autumn Village Inc. has been designed for frail elderly persons or those at risk of becoming frail, allowing them to live independently in their own apartment. Questions may be directed to the Management Agent at Kearney Housing Agency:

Elegibility Requirements for Autumn Village include:
  • Gross Annual Income for one person may not exceed $18,700.
  • Gross Annual Income for two people may not exceed $21,350.


Frail Elderly Eligibility is based on the Activities of Daily Living (ADL's). An individual must need assistance in three or more ADL's for eligibility. The ADL's and their factors are:
  • EATING: May need assistance with cooking, preparing, or servicing food, but must be able to feed self.
  • BATHING: May need assistance with getting in and out of the shower or tub, but must be able to wash self.
  • GROOMING: May need assistance in washing hair, but must be able to take care of personal appearance.
  • DRESSING: May need occasional assistance, but must be able to dress self.
  • HOME MANAGEMENT: May need assistance in doing laundry, housework, grocery shopping, or getting to and from activities such as going to the doctor and shopping, but must be mobile. This does not exclude persons in wheelchairs or those requiring mobility devices.
